What is a Specific Defect Survey?

A targeted inspection and report on a single issue (or small group of related issues). Typical examples include:

  • Cracks or movement in walls or ceilings
  • Damp, condensation or mould
  • Roof leaks or sagging roof structures
  • Timber decay (rot) or suspected insect attack
  • Floor deflection, springiness or localised settlement
  • Bulging or leaning walls, retaining walls or chimneys

What does a Specific Defect Survey include?

  • Pre-visit briefing – you tell us about the issue, how long it has been happening, and share any photos.
  • Targeted inspection – detailed look at the relevant parts of the property.
  • Consideration of the wider context – age and type of construction, ground conditions, alterations and drainage, for example.
  • Clear written report setting out:
    • What we have seen
    • Level of urgency and risk
    • Recommended next steps (monitoring, further investigation, temporary measures and permanent repairs)
    • Whether specialist input is required
