Introduced by the Government in 2013, Help to Buy has facilitated many individuals in taking their initial steps onto the property ladder. This shared equity scheme enables first-time buyers to borrow up to 20% (or 40% in London) of the cost of a new build property.

Meeting Homes England requirements

Homes England set specific requirements that a valuation report must meet. To avoid delay it is important that these requirements are met with regard to comparables and reporting standards.

Regarding repayment of your Help to Buy loan, it remains interest-free for the first 5 years, with the entire loan due for repayment within 25 years. Alternatively, you have the option to repay the loan earlier, through remortgaging, or upon selling your property.

The valuation is determined based on the current market value, rather than the original purchase price. For Help to Buy valuations, it’s necessary to obtain an independent assessment from a RICS registered valuer. This valuation plays a crucial role in determining the repayment amount. If your property’s value has decreased, the repayment amount will be lower than the initial borrowing. Conversely, if its value has risen, so will the repayment.

Upon acquiring a Help to Buy valuation, it should be forwarded to Homes England, who will then inform you of the repayment amount. Our valuation is valid for three months, but we will include one three month update, free of charge which could come in useful if you’re planning to complete a property sale or remortgaging, as these processes can be time-consuming.
