Planning Applications
Extension and refurbishment projects can be both exciting and daunting. Our process begins with an initial meeting to establish your ambitions and discuss what is likely to be acceptable. We will then proceed to draw up initial plans. Applications for modest schemes are prepared in-house based on what is most likely to find favour with planning officers. For larger schemes we will draw upon specialist expertise including engineers, town planners, or architects that we believe suit the demands of a particular scheme. With plans agreed by the client submitted, the application is followed through all stages to planning approval. If necessary, we will also represent a client at a planning appeal.
Listed Building Consents
Preserving the character of listed buildings requires a thorough understanding of heritage considerations. Our expertise in working with Listed structures ensures that your extension plans respect and enhance the historical significance of the property. Navigating planning regulations, modern building regulations, and conservation requirements is a delicate balance. Project Management
Skylark Surveyors can support and advise on renovation and extension works, ensuring projects proceed smoothly and meet current regulations. Our experience covers a range of projects, including property extensions, new builds, and refurbishments. Our aim is to ensure that your vision for the project is brought to fruition. Our process usually takes the following steps:
- Planning Permission. Obtaining Planning Permission.
- Building Control Approval. Submitting plans and documents to obtain Building Control approval, which may involve working alongside other professionals including a Structural Engineer.
- Writing up a specification. We will work with you to establish exactly what you want to achieve ahead of the project starting, so that accurate quotations are obtained from contractors, and to avoid unnecessary delays and cost creep.
- Tender. Invite a handful of vetted local builders to submit quotes for carrying out the proposed works.
- Project Management. Once a contract is signed with an appointed builder, we will oversee the project, and sign off stage payments at agreed intervals.
- Final snag. At the end of the project we will snag the works and arrange for any items to be addressed.
- Retention period. Following completion of works, a retention is held in case of any defects occurring in the first 3-6 months following the end of the project. The retention is then released after this period has elapsed, and a final certificate is issued.
