Shared Ownership Valuations in Surrey, Hampshire & the South East
If you own a home through a Shared Ownership scheme, you will need a professional valuation whenever you:
- Staircase – buying additional shares in your property, up to 100% ownership.
- Sell – when putting your shared ownership house or flat on the market, the Housing Association will require a valuation to establish the price of your share.

Why a Valuation is needed
Housing associations generally require you to provide an independent market valuation carried out by a RICS qualified valuer. This is used to calculate the value of the property on re-sale or how much of you must pay to staircase.
For staircasing: The valuation sets the market value of your property so the cost of the extra share(s) can be calculated fairly.
For selling: The valuation determines the share value you can sell, and ensures the Housing Association can market or nominate buyers at the correct price.
Valuations must be carried out by an independent RICS valuer and usually remain valid for 3 months. If your transaction is not completed in time, an updated valuation may be required.

What Housing Associations Require

While exact details can vary, most housing providers require that:
- The valuation is carried out by a RICS Registered Valuer, independent of any estate agent.
- The valuer must conduct an internal inspection of the property.
- The report must include recent comparable sales and market commentary.
- The report must be issued on company headed paper, signed, dated, and addressed to the Housing Association.
- The valuation is valid for 3 months from inspection.
Some providers also state that improvements made at your own cost (and with permission) may be excluded from the valuation, so you don’t pay twice for them.
Staircasing vs Selling – What’s Different?
Staircasing: you instruct us to value your home so the Housing Association can calculate the price of the share you wish to purchase.
Selling: you instruct us to value your home so the Housing Association can market your share (and often has the right to nominate buyers in the first instance). Once the Association confirms, you can usually proceed to sell on the open market if no buyer is found.
