Pre-Sale Survey
Get ahead of issues before you put your home on the market.
When you sell a property, the buyer will often commission their own survey. A pre-sale survey flips that on its head. We inspect your home first, so you know what is likely to come up and can decide whether to address it, or disclose it and price accordingly.
Who is it for?
A pre-sale survey is suitable if:
- You are selling an older or extended property
- You suspect there may be issues (cracks, damp, roof condition, etc.)
- Previous sales have fallen through following a buyer’s survey
- You want to minimise renegotiations and last-minute surprises
- You are an executor or legal adviser selling on behalf of someone else

What is a Pre-Sale Survey?
A pre-sale survey is a vendor-focused, independent inspection of your property carried out before you go to market. It is tailored to sellers rather than buyers.
We will identify:
- Defects that are likely to be picked up by a buyer’s surveyor
- Maintenance and presentation issues that could affect marketing
- Any obvious compliance concerns that might slow the transaction
Our aim is to give you a clear, unbiased view of your property before you list it for sale.
What does a Pre-Sale Survey include?
Our pre-sale survey typically covers:
- Roof coverings and structure
- Chimneys and flashings
- Rainwater goods and external joinery
- External walls, pointing and cladding
- Windows and doors
- Internal walls, floors and ceilings
- Visible services (heating, electrics, plumbing – visual inspection only)
- Damp, condensation and ventilation issues
- Movement, cracking and structural concerns
- Outbuildings and garages (where applicable)
You receive a clear, written report highlighting:
- Items likely to concern a buyer’s surveyor
- Suggested remedial works or further investigations
- Simple maintenance jobs that will improve presentation
- Comments you can share with your agent and prospective buyers

Following the inspection you will receive a report in a clear format, with:
- Annotated high resolution images.
- Clear commentary highlighting any issues we have identified.
- Recommendations for further investigation or repair where needed.
A typical drone roof inspection will include main roof coverings tiles, felt, ridges, hips and valleys. In addition we can inspect the condition of:
- chimneys – brickwork, flaunching, chimney pots, lead flashings and any visible defects.
- Gutters and rainwater goods – visible blockages, poor falls or leaking joints.
- Skylights, roof windows and solar panels – visible damage, poor detailing or signs of water ingress.
