Help to Buy Valuations in Surrey, Hampshire & the South East

If you purchased your home using the Government’s Help to Buy: Equity Loan scheme, you will need a RICS Help to Buy valuation report when you come to repay your equity loan (in full or part), remortgage, or sell your property.

What is a Help to Buy Valuation?

Homes England require you to provide an independent market valuation carried out by a RICS qualified valuer. This is used to calculate how much of your equity loan you must repay.

Your Help to Buy valuation must meet strict criteria, including:

  • Carried out by an independent RICS valuer (MRICS or FRICS).
  • The surveyor must be local and independent (not an estate agent and not personally connected to you).
  • An internal inspection of the property is required.
  • The report must include at least three comparable sales within 2 miles, sold in the past 12 months, and similar in size, type and age.
  • A clear market commentary justifying the valuation.
  • The report must be on company headed paper, signed and dated, addressed to Homes England, and provided as a secure, non-editable PDF.
  • Reports are valid for 3 months from inspection.

Extensions & Expired Valuations

If your valuation expires before you complete repayment or remortgage, you can extend it:

  • One-month extension letter – confirming the valuation is still valid.
  • Three-month desktop valuation – updated report with new comparables.

Both must be carried out by the same surveyor who prepared the original valuation.
