RICS Level 3 Survey

The most comprehensive survey we offer is our RICS Level 3 Survey. The survey provides a comprehensive, personalised and detailed survey with guidance on repair costs, and advice on any further investigations necessary.

Our Level 3 Survey will include the following:

  • A detailed picture of the construction and condition of the building fabric, including plenty of photographs. All hatches, drain covers, windows and doors will be opened up where possible. We will examine the roof and chimney stacks with a camera on a telescopic pole. We will comment on any structural movement, damp, timber defects, walls, floors, insulation, and services (gas, electricity, water, oil, septic tanks/treatment plants).
  • Details of any areas we think your legal adviser should investigate. This will include any rights of way, shared drives, estate charges, private roads, management companies, party wall matters and lease terms.  
  • Comments on the energy efficiency of the building. With rising heating costs, ever increasing legislation in this area, restrictions on letting property, and green mortgages, considering the environmental impact and energy efficiency of the building have never been as important.
  • Are you considering an extension or building work? We can consider this during our inspection and detail any concerns and considerations in our report including comments about planning permission or permitted development rights, whether a structural engineer would be required to design any works, and whether a party wall agreement would be required.

Our report will aim to provide a comprehensive picture of the property, and will only recommend further inspections by other specialists where this is strictly necessary.
